Situation
A 12,000 sq. ft. strip center was not totally occupied; it was in need of freshening and some repair: and it had some existing leases that needed cleaning up.

SEMG solution
We were hired to (1) develop a strategy that would turn this property into a more desirable investment option, and then (2) to manage that improvement process. We did just that. In slightly over a year’s time our team was able to get the physical structure freshened and properly upgraded and to put all the lease documents in order. When the time was right we listed a package that was sold as two parcels.

The original owner was pleased as the time and money spent to make the property a better sales property were more than offset by the eventual selling price. The buyers were pleased because the efforts to improve the properties resulted in properties that will be more solid and more productive for years to come.
